The find-only service means just that. However, we leave no stone unturned to do this quickly and efficiently, meaning your property only stays empty for the minimum duration.
We use all our available resources to find your ideal tenant, which include:
- A free market valuation and personal inspection of your property
- Advertising on internet, newspapers, local branch and to-let board
- Accompanied viewing service
- Full reference checks including credit checks
- Personal and employer’s references and current landlord/agency references
- Preparation of Tenancy Agreement and guarantor forms
- Collection of deposit and first month's rent
- Preparation of Inventory/Schedule of Condition

Option 2 Fully-Managed Service No hassle, no worries |
In addition to finding your tenant, we will then manage your property, collect the rent, and undertake periodic inspections to ensure everything is in order. This leaves you free from worry, knowing Cross & Co is the lettings agency you can trust.

- Organization of Gas Safety Certificates and maintenance required
- Monthly collection and transfer of rent
- Periodic inspections on property
- Final inspection upon tenants vacating the property
- If required, we can serve Section 8, 21 or 106A notices.
